1) Fiscal Year 2020 – 10/01/2019 to 09/30/2020, these operations transitioned from the HOA to the CDD with the stormwater system and bridge.
2) Fiscal Year 2021 – 10-01/2020 to 09/30/2021, the CDD assumed operations of the landscaping at the front entrance and along SW Blvd.
3) Holiday Lighting CDD assumed from HOA in Fiscal Year 2023.
4) In 2022 with Covid ending, and with millions of Americans beginning to go back to work, both labor and material costs rose sharply, which and all CDD’s saw increases in both labor and materials that continues for two years. We are now seeing that curve flattening, however these costs still remain at peak levels, with shortages of both labor and materials and long lead times for materials.
5) The District’s Budget:
a. A significant focus on the Fiscal Year 2026 budget is to improve the reserves and capital. In Fiscal Year 2022 the District completed a reserve study which recommended a $1.4M annual allocation to reserves for capital needs The CDD felt that was not fully needed, and we are now beginning to include additional reserves to insure we are able to repair assets from storm events on a balanced approach that will add funds to our reserves yearly.
b. The CDD is focused on improving the reserves for the Community and to insure we can better provide for capital needs as required and as importantly to meet the increasing demand to deal with storm events.
